Chosewood Master Plan is part of the broader redevelopment vision for the Chosewood Park neighborhood in southeast Atlanta, transforming the former Englewood Manor public housing site into a higher-density, mixed-income community. Originally developed in 1970 as a 324-unit public housing complex, Englewood Manor was demolished in 2009, creating an opportunity to reimagine the site in response to evolving housing needs and renewed investment in the surrounding area. The proximity of the Atlanta BeltLine increased demand for new housing and neighborhood-serving retail, reinforcing the importance of a thoughtful, community-focused redevelopment strategy. GVSA’s design supports the Atlanta Housing Authority’s affordability goals while introducing a balanced mix of residential and commercial uses that contribute to the long-term vitality of the neighborhood. The plan includes 627 affordable and workforce housing units, including 68 units dedicated to seniors, along with approximately 51,000 square feet of retail space intended to serve residents and the surrounding community. The project strengthens the residential fabric of Chosewood Park by introducing density that supports walkability, access to amenities, and long-term neighborhood stability. The Chosewood Master Plan reflects GVSA’s experience designing mixed-income housing communities that respond to local context while supporting broader revitalization efforts.
