The proposed conversion of 2 & 5 Peachtree reimagines the existing office buildings as residential developments that support downtown Atlanta’s continued transition into a more active, mixed-use urban district. The project studies the feasibility of adapting former office space into dwelling units while evaluating existing building systems, floor plate efficiency, code requirements, life safety upgrades, accessibility, residential amenities, and long-term market viability. The scope may include interior demolition, new residential unit layouts, upgraded mechanical, electrical, and plumbing systems, new common areas, lobby improvements, amenity spaces, and potential exterior enhancements to improve the buildings’ residential identity. The design approach focuses on preserving the value of the existing structures while introducing modern living environments that respond to current housing needs. Overall, the project seeks to transform underutilized office space into functional, marketable residential units that contribute to downtown revitalization, increase occupancy, and support a more vibrant live-work urban core.
