The GVSA Office is an adaptive reuse of the historic 409 Building, a former industrial structure located in Atlanta’s Old Fourth Ward within the MLK Historic District and listed on the National Register of Historic Places. The abandoned warehouse, once home to a laundry that cleaned garments for Rev. Martin Luther King, Jr., was transformed into a flexible studio environment that reflects the firm’s entrepreneurial spirit and connection to the surrounding community. The loft-like interior features open collaborative workspaces, exposed building systems, and flexible areas that support both project work and client engagement. A central courtyard functions as an event space for gatherings, performances, and community activities, reinforcing the building’s role as an active contributor to neighborhood life. The exterior incorporates a street-art mural facing John Wesley Dobbs Avenue, further connecting the project to the creative identity of the district. The project demonstrates GVSA’s ability to revitalize existing structures through thoughtful design, creating environments that support innovation, adaptability, and long-term community value.
