126 Renaissance is a 117,000-square-foot mixed-use residential development located along Atlanta’s Midtown corridor. The project includes 124 residential units positioned above street-level retail, bringing new residential density and pedestrian activity to the rapidly growing urban district. GVSA provided architectural design services for the development, which was designed as Atlanta’s first five-story wood-frame structure built above a two-story concrete podium. This construction strategy maximizes residential density while accommodating below-grade parking and retail uses. Residential units include a mix of studio, one-bedroom, and two-bedroom apartments organized around a central landscaped courtyard terrace. This courtyard provides shared outdoor space for residents while allowing natural light to penetrate the interior of the building. Resident amenities include a fitness center, shared outdoor spaces, and secure parking integrated within the podium structure. The project’s design prioritizes walkability and connectivity, placing residents within close proximity to Midtown employment centers, cultural institutions, and transit connections. Completed in 2021, the development contributes to the ongoing revitalization of the Midtown and Old Fourth Ward areas by introducing modern housing options while activating the surrounding streetscape with retail uses and pedestrian-oriented design.
