512 Flat Shoals is a mixed-use development located in the heart of Atlanta’s East Atlanta Village, an eclectic neighborhood known for its vibrant culture and walkable urban environment. The project introduces new residential, retail, and dining spaces that strengthen the area’s pedestrian activity while maintaining sensitivity to the neighborhood’s unique architectural character. The building is organized around a ground-level open courtyard that provides shared public space connecting the development’s retail, restaurant, and office components. Above this active ground floor, the project includes two upper levels containing 20 residential units, offering compact urban living options for residents who want to live within walking distance of neighborhood amenities. A rooftop amenity deck provides outdoor gathering space for residents while offering expansive views across East Atlanta Village and surrounding areas. The architecture combines contemporary design elements with materials and details that reference the area’s established character, creating a building that feels integrated with its surroundings rather than imposed upon them. The development represents the first phase of a larger revitalization strategy for the site, which also includes the adaptive reuse of an adjacent historic bank building that is a recognizable landmark within the neighborhood.
