782 MLK Student Housing is a mixed-use development located within Atlanta’s historic University Center district, one of the City’s most important academic and cultural areas. The project sits within the academic hub formed by Clark Atlanta University, Spelman College, and Morehouse College, positioning the development as a new residential option for students living within walking distance of campus. The development integrates approximately 16 student housing units above a ground-floor retail base, creating an active street presence while introducing new residential density that supports the surrounding university community. Retail space at the ground level is intended to provide neighborhood-serving businesses that support both students and local residents. The design balances contemporary architectural expression with sensitivity to the historic character of the surrounding district. Modern residential units are designed to provide comfortable, efficient living environments that support student lifestyles while contributing to the economic revitalization of the University Center corridor. By combining housing and retail uses within a compact urban footprint, the project strengthens the neighborhood’s walkability while supporting the long-term growth and vitality of Atlanta’s historic university district.
