Civic Center R1 Senior Affordable Housing represents the first phase of the larger Civic Center Master Plan, introducing 148 units of affordable senior housing designed for residents earning 60% of Area Median Income or less. The project plays an important role in supporting Atlanta’s growing need for accessible housing while helping establish a strong foundation for the future mixed-income development planned for the site. The ground level is designed to foster connection and daily engagement through a range of resident-focused amenities, including a community room, arts and crafts space, fitness room, computer stations, and leasing and support offices. A 500-square-foot café open to the public creates an inviting interface between the building and the surrounding neighborhood, encouraging interaction and contributing to a more active streetscape. Outdoor gathering areas and BBQ spaces provide opportunities for residents to connect while enjoying views of the adjacent tree canopy. Developed in coordination with Southface Institute, the project incorporates high-performance design strategies that support long-term sustainability and operational efficiency. Civic Center R1 is designed to achieve EarthCraft certification, Energy Star rating, and contribute to LEED for Neighborhood Development certification for the overall master plan. As the first phase of 1,507 planned mixed-income units, the project establishes a thoughtful framework for future growth that prioritizes community, sustainability, and livability.
