The Bethel Tower Renovation was a multi-phase modernization of the historic 16-story affordable housing community located in Atlanta’s Sweet Auburn district. Originally constructed in 1970, the building required substantial upgrades to improve building performance, accessibility, and resident comfort. GVSA provided architectural and engineering design services along with construction administration for the $34.5 million renovation. The project revitalized 180 one- and two-bedroom residential units, upgraded shared spaces throughout the tower, install new exterior egress stairs, and retrofit the ground level retail. Interior improvements included new kitchen and bathroom appliances and cabinetry, updated lighting and flooring, fresh finishes, and accessibility upgrades for residents with mobility or visual impairments. Nine units and all common areas were redesigned to meet accessibility standards. Major infrastructure improvements included replacement of HVAC systems, plumbing and electrical upgrades, new energy-efficient windows, elevator modernization, and exterior façade updates. Community amenities were expanded to better support residents and now include a computer center, fitness center, community room, laundry facilities, playground, and outdoor covered picnic and grilling areas. The renovation was carefully phased to allow residents to remain in place during construction, minimizing disruption while delivering a fully modernized living environment that preserves long-term affordable housing in the neighborhood.
