Capitol Gateway Master Plan is an 18-acre, five-block urban redevelopment study that represents the final phase of a larger multi-phase housing initiative near downtown Atlanta. The plan focuses on creating a high-density residential environment that supports a mix of housing types, including luxury apartments, lofts, townhomes, and student housing opportunities, responding to the site’s proximity to Georgia State University. Organized around a primary boulevard, the development introduces a linear park and pedestrian-oriented streetscape designed to encourage walkability, connectivity, and active public life. Ground-level retail and neighborhood-serving uses support daily activity and contribute to a cohesive mixed-use environment that integrates residential density with urban amenities. The plan also considers opportunities for hotel and office components positioned to take advantage of views toward the Atlanta skyline and nearby civic developments, including the adjacent justice center.
